Environmental Site Assessments
SURVEYS INC. conducts environmental site assessments of both new and existing developments for property owners, lenders, developers, prospective buyers, and property managers throughout the United States. Our Phase I Report follow the most recent E-1527 Standard Practice for Environmental Site Assessments, Phase 1 Environmental Site Assessment Process. Since 1990, we have completed well over 3,500 Phase I Environmental Site Assessments. SURVEYS INC. can also help complete and/or manage any required Phase II environmental assessments, remediation work, and/or management services.
Phases of Our Environmental Assessments
Phase I Environmental Site Assessments
Our Phase I Environmental Site Assessments meet or exceed the most recent ASTM E1527 requirement and include:
- Visual Survey and Assessment of the Property
- Review of Historical Records of the Property, including Aerial Photographs, City Directories, and Fire Insurance Maps
- Review of Chain-of-Title Information
- Review of Public Records Applicable to the Property
- Review of Soil Survey and Geological Maps
- Visual Assessment of Potential Asbestos-Containing Materials and Lead-Based Paints
- Review of Radon Surveys and Maps of Radon Zones
- Assessment of Conditions and Characteristics of Properties in the Vicinity of the Subject
- Identification of Any Recognized Environmental Conditions
- Recommendations Concerning Further Investigations, If Warranted
Phase II Environmental Site Assessments:
- Surface and Subsurface Soil and Groundwater Sampling
- Laboratory Analysis of Collected Samples
- Evaluation of Data for Confirming the Presence or Absence of Contamination
- Documentation of Investigation and Site Conditions
- Recommendations for Further Investigation, Site Characterization, or Mediation
Transaction Screens
Our Transaction Screen Assessments meet or exceed ASTM 1528 standards. They include:
- Visual Survey and Assessment of the Property
- Review of Historical Fire Insurance Maps and City Directories
- Consultation with the Local Fire or Health Department
- Review of Public Records Applicable to the Property
- Completion of Transaction Screen Questionnaire
Asbestos Assessment:
- Conduct Visual Evaluations for Suspect Asbestos-Containing Materials
- Collect Samples of Suspect Materials Identified
- Submit Samples to a Certified Laboratory for Analysis
- Provide Recommendations for Abatement or Operations Maintenance Plans
PCB Assessment:
- Identification of Transformers and Other Potentially PCB-Containing Equipment
- Visually Evaluate Potential PCB-Containing Equipment for Evidence of Spills, Leaks, or Staining
Radon Assessment:
- Review of Radon Surveys and Radon Zone Maps
- Conduct Short-Term and Long-Term Radon Sampling
- Recommendations for Additional Monitoring or Mitigation Measures
- National Radon Proficiency Program Certified Provider
Lead Assessment:
- Visual Assessment for Location and Condition of Suspect Lead-Based Paints
- Collection of Paint Chip, Dust Wipe, and Soil Samples for Lead Analysis
- Conduct Lead in Drinking Water Sampling
- Provide Recommendations for Abatement or Mitigation and Operations and Maintenance Plans

- Asbestos Operations and Maintenance Plans
- Lead-Based Paint Operations and Maintenance Plans
